The year started off with a bit of a lull, but as we moved into late spring, the market picked up steam. It was bustling with activity throughout late spring and early summer, reminiscent of the frenzied pace we've seen in the past couple of years. However, as we moved towards the end of summer, things began to slow down again, largely due to rising interest rates.
**The New Buyer Mindset**
One of the significant shifts we've noticed is in buyer expectations. With higher prices and interest rates, buyers are now holding out for homes that are closer to "perfect." Gone are the days when you could list a home without a fresh coat of paint or minor updates. Today's buyers are looking for move-in-ready properties, and they have become more discerning in their choices.
**Negotiation Tactics in the Current Market**
Another trend we're seeing is an increase in negotiations. Buyers are more likely to negotiate on closing costs and minor pricing adjustments, but where they're really making their stand is on repair costs. For those of you thinking about buying, we're approaching my favorite season for snagging great deals: October through mid-December. This period often brings less competition and more motivated sellers, making it an ideal time to find your perfect home.
